Murphy Surveys UK were tasked with completing an area referencing survey of a prominent landmark, One Tower Bridge, situated on one of the last great riverside sites in London. Just moments from the City, it offers the ultimate in 5-star luxury living experiences in the most exciting city in the world.
To be able to market this luxurious property, the Client needed to know the area of each apartment. For this reason, the measurements were recorded to enable the calculation of the apartments of the building, using laser scanning technology.
The Gross Internal (GIA) areas were calculated by plotting, within AutoCAD, where a contained polyline defined each area in accordance with The Royal Institution of Chartered Surveyors (RICS) Property Measurement (1st Edition, May 2015).
The CAD database was then interrogated for the calculated areas.
Area reference plans were directly produced from the CAD system providing visual and numeric verification of all defined areas.
The drawings were retained as digital CAD files comprising accurate data of area extents and configurations that could be used as a basis for the Client’s future survey requirements.
Client Requirements and Specifications
GIA (Gross Internal Area) survey was undertaken of block 2 unit 10.01, block 3 unit 10.03 and block 5 unit (triplex) 17.01. Roof boxes and terraces were measured as well as an additional request from the Client. The Client required GIA (Gross Internal Area) for estate agency valuation and marketing of these premises.
