About This Project
This Mayfair project comprises the high-quality refurbishment and fit-out of the space to form a global headquarters facility to house international auctioneers, Phillips. Extensive re-modelling of the building with new designs by Aukett Swanke yielded five floors for a new auction and art gallery, with the remainder of the building refurbished to provide prime west end offices.
To be able to let the newly built spaces, the Net Internal (NIA) areas were measured using a state of the art laser scanning technology and calculated and plotted within AutoCAD in accordance with the Royal Institute of Chartered Surveyors (RICS) Property Measurement (1st Edition, May 2015).
The CAD database was then interrogated for the calculated areas.
The area referencing report with area plan diagrams and schedule of areas was directly produced from the CAD system providing visual and numeric verification of all defined areas.
The drawings were retained as digital CAD files comprising accurate data of area extents and configurations that could be used as a basis for the Client’s future survey requirements.
Client Requirements and Specifications
Measurement survey was undertaken of the Basement -2, Basement -1, Ground, First, Second, Third, Fourth, Fifth, Sixth, Seventh & Roof Floors and produce an Area referencing Report of NIA (Net Internal area) with an additional commission to include GIA (Gross Internal Area). In this occasion IPMS-2 and IPMS-3 were substituted with NIA and GIA as specifically requested by the Client.
